Do I need to pay a deposit or advance payment when signing the compromis?
Yes. When signing the compromis (or the sales agreement), it is customary to pay a deposit ranging from 5% to 10% of the sale price.
This amount is deposited into the notary's escrow account, securing it until the deed is signed.
What is the difference between a deposit and an advance payment?
An advance payment is paid directly to the seller and is considered part of the sale price - therefore, it is payable.
A deposit made at the notary remains in the buyer's name and is only converted into an advance payment at the authentic deed.
Who pays the notary fees and registration fees?
The notary fees and registration fees are the responsibility of the buyer, unless otherwise agreed.
The seller only pays:
- the costs associated with the discharge of the mortgage (if a loan is involved),
- and mandatory documents (EPB, electricity, DIU, land, etc.).
- the costs for preparing the compromis, if drawn up by the seller's notary

Can I finance the purchase costs with my loan?
Yes. Some banks allow the deed and registration costs to be included in the mortgage loan, depending on your situation.
Monthly repayments should not exceed 30 to 40% of your net income, or up to 50% if you go through a broker.
How much time is there between making an offer and receiving the keys?
Between the signing of the preliminary sales agreement and the authentic deed, a period of between 1 and 4 months should be expected (the maximum set by law), depending on what has been agreed between the parties.
This period allows the notary to verify the documents, mortgages, certificates, and to obtain the necessary urban planning information.
